Moving House is a legal process. That process is called conveyancing. In Northern Ireland, only solicitors can carry out conveyancing, and you’ll need to choose the right one for your needs if you want to your next sale or purchase to go smoothly.

Often sellers and purchasers have the wrong priorities when they come to instruct a solicitor. Speed and price are certainly important considerations, but a week saved here or a few pounds saved there will be of little comfort a few years later when a rushed job or cut-price service is discovered to have missed an important title defect which stops you from selling your property and moving on.
What aspects of a solicitor’s services should you consider to make an informed choice? First, choose a specialist. Conveyancing is not easy and you’ll want someone who deals with all kinds of properties and cases. You won’t want someone who isn't available to talk to you because they're at court, or at a police interview, or at a site inspection. Choose someone who specialises in conveyancing.
Secondly, make sure they're accessible. Are they happy to speak to you? If you’re going see them, are they easy to get to? Can they conduct some meetings via Zoom or Teams? Are they responsive to emails?
How do you keep updated about your case and how can you keep control? Most solicitor firms don’t have access to online updates or text notifications, and those which can do not always provide clear or sufficient information to give a complete idea of what’s happening on your case.

EPC’s with Owen
Forsythe Group’s very own Owen Forsythe is a qualified Domestic Energy assessor who can provide you with an Energy Performance Certificate.
Whether you need one to sell/let your home or to secure your new mortgage deal, Owen has you covered.
The cost for this service is £80.

An EPC is a report that informs you of the energy efficiency of a particular property and its environmental impact rating. An EPC will also be used to estimate a property’s average energy usage with potential costs per annum, and CO2 emissions.
It’s a certificate that’s available within your property listing to give people an idea of how much they can expect to pay for their energy bills, and is generally judged on how well insulated the property is. An EPC will also offer improvements that can be made to your home that will help improve the overall EPC score. -
An EPC certificate is valid for up to 10 years.

Yes, it is a legal requirement to be able to provide an EPC certificate when you want to put your property on the market for sale or renting so it can be added to the property listing for potential buyers/renters to see. You have a maximum of 21 days from listing to make your EPC available to anyone who asks to see it.

Your EPC should be done by an accredited domestic energy assessor. It’s our duty as your agent to ensure you have a valid EPC done if you are selling or letting your house, we can arrange this for you.
